Car charging in a co-ownership

Installing charging stations in a co-ownership requires thorough preparation.The syndic must take into account the differing interests of the co-owners of the apartments and the practical and legal aspects. Read below some points of interest and how Powerland can help you with this.

Individual or communal charging?

There are 2 different options to provide a parking space with a charging point in a co-ownership:

  • Directly on the co-owner's meter
  • Common connection

As a VME, it is best to opt for a common charging infrastructure. This means there is less chance of possible power outages in the building if many cars are charging at the same time. You also avoid future expansions, because the electrical capacity of the building is already fully utilized by some users.

With a communal connection, co-owners can easily connect later if they also want a charging point.

Asking permission for a charging station or not?

Must the VME approve the charging station or charging stations for an apartment? This depends on whether it is a communal or an individual connection.

  • With a common connection:


A joint connection can only be established after a two-thirds majority of the general meeting. This also means that co-owners who do not (yet) want a charging station must also contribute to the costs, but can easily connect in the long term.

  • With an individual connection:


Since the relaxation of the co-ownership law in 2019, a co-owner no longer needs the approval of the general meeting (AGM) to install a charging station directly at his meter. However, it is advisable to discuss this point at the General Meeting so that you can determine whether other people want to participate.

What the co-owner is obliged to do is to inform the syndic two months in advance by registered letter. A second condition is that the cables and pipes only run through the common parts of the building and not over the private parts of other owners.

Charging stations for underground parking

When installing charging points for electric vehicles in underground parking garages, several safety precautions must be taken.For example, the loading places should preferably be close to the exit. In the event of a fire in the underground car park, the fire brigade can then more easily pull out an electric car.

As a syndic, it is therefore important to contact a recognized installer who has experience with large projects and takes all safety standards into account.
